- Our home listing services are priced at $10,000 for a listing up to a sales price of $1,000,000, compared to traditional California real estate listing fees of $25,000 (2.5%) based on the same sales price.

- For properties selling above $1,000,000, you will pay an additional $3,750 for every $250,000 increment.

- The real estate commissions for the buyer's agent are 100% negotiable between you and the buyer's agent and are paid separately by you through escrow.

- Open houses are not included in our Flat Fee. In our 25+ years of experience, open houses rarely bring serious buyers — they mostly attract looky-loos and casual browsers. Many Realtors push Open Houses more for their own online exposure and to collect contact info from visitors for later calls, texts, and emails, rather than to actually sell your home. That’s why we keep costs low by having you host your own showings. We’ll advertise the date and time you choose on several popular websites and apps. If you’d like us to attend and staff them, that optional add-on is available at $100 per hour.

- That's it. There are no hidden fees.

Since 2001, we have assisted hundreds of clients in California real estate to Sell, Buy, and Manage their properties. Our streamlined process saves everyone time and money. We have personally remodeled 48 of our own homes in Southern California, giving us deep insights into what buyers want and what home inspectors look for. 

- A 25% retainer is due at signing for our real estate services, which will be applied to your total flat fee.

- The remaining 75% is due at the close of escrow.

This upfront retainer covers immediate professional services, including your home listed on the MLS, exposure on multiple popular websites and apps, professional photography, and basic marketing efforts. Please note that this fee is non-refundable if the sale does not close (except in the case of our own material breach)
